Storm Realty subscribes to the following procedures in qualifying residents for occupancy.

EQUAL OPPORTUNITY HOUSING

Storm Realty fully adheres to State regulations and Federal Fair Housing Law (Title VIII of the Civil Rights act of 1968, as amended by the Housing and Community Development Act of 1974) which stipulates that it is illegal to discriminate against any person because of race, color, religion, sex, national origin, familial status or disability.
OCCUPANCY STANDARDS
Occupancy Standards are a maximum of two (2) persons per bedroom (unless newborn under 12 months). No more than two unmarried adults occupying the unit at one time.
RESIDENT SELECTION
The procedures outlined herein shall constitute criteria to be used by Storm Realty in its determination of eligibility and acceptability:
q A formal application for rental must be made with Storm Realty.

q We require a credit history report through a credit bureau on each applicant. Application fees are non- refundable.

q Verification of employment, income or other information, which effects eligibility and rental status, will be required (letter on company letterhead or pay stub).

q Verification of income or other assets. Applicants must earn three (3) times the monthly rental rate per month (pay stub, 1099, W-2, company letterhead memo).

q Roommates must qualify individually. Legally married couples may qualify jointly.

q Cosigners: In the event a co-signer is required, he/she must complete an application and meet all income and qualifying standards. A co-signer will be fully responsible for the rental agreement if the occupying resident defaults.

q Have you ever been convicted of a felony? _____________________________________________________

EXCEPTIONS
If the resident criteria cannot be verified or are unsatisfactory, an additional security deposit or additional rental amount may be required.
APPLICATION REJECTIONS
If Storm Realty rejects an application for rental, the applicant will be notified. If the cause for rejection is due to credit history, the applicant will be given the name and agency reporting service and information on how to contact them directly.
PREVIOUS RENTAL HISTORY
We must be able to verify present and previous rental history. By signing this document the applicant understands that Storm Realty may verify all of the information provided for eligibility purposes. The applicant releases from liability all persons or entities supplying or collecting such information.
LEASE AGREEMENT
Our lease is a binding contract. The lease may not be broken unless our early termination requirements are met: You may only terminate this lease before the initial term by (a) giving management thirty (30) days written notice and (b) paying an equal amount to one month’s rent as a cancellation fee. The foregoing shall not relieve you of your obligations and liability for damage to the property.

A non-refundable processing charge is payable with this application in the amount of $ 35.00. The applicant understands that the processing charge will not be refunded under any circumstances or applied to any monies due lessor. This information is confidential and used only to access EQUIFAX credit services to ascertain the applicant’s status.

The undersigned represents that the above statements are true and complete and authorizes verification of information and references given.
